After 10 Years, Circle Rate Hike Set To Reshape Lucknow’s Property Map
Lucknow, August 1 (TNA) From Friday, Lucknow has implemented new circle rates after 10 years, causing a significant rise in land prices across the city, especially near 67 major roads and colonies. The prices increased anywhere from 20% to over 130%, depending on location and land use.
Key highlights include:
• In Gomti Nagar, land rates have more than doubled, jumping from around ₹30,500 to ₹77,000 per square meter in some areas.
• Indiranagar’s circle rate rose sharply from ₹27,000 to ₹62,000 per square meter.
• In Vibhuti Khand, prices increased from ₹40,000 to ₹70,000 per square meter.
• Areas previously undervalued but with high commercial activity saw up to a 40% hike.
This revision aims to bring property valuation in line with market realities, tightening transparency and preventing undervaluation in transactions. The hike will also increase stamp duty and registration fees, making property purchases more expensive. Buyers were advised to complete transactions before August 1 to avoid higher costs due to the new rates.
The Lucknow district administration noted this move reflects the city’s rapid urbanisation, infrastructure growth, and rising demand for properties. Rural areas saw a moderate increase of around 15%, while urban colonies had up to 25% increases, with some pockets seeing steeper rises depending on current market prices.
